"Solar System-2" is the second stage of Urban Group's large-scale project in the north-west of the city of Khimki (4.5 km from Moscow Ring Road along Leningradskoye Highway). Residents of the residential complex "Solar System-2" will be able to use the infrastructure of the 1st stage of the project (a school and 5 kindergartens), the project also plans its own school for 1100 students, 3 kindergartens and a clinic. The new building is being implemented on the territory of the Khimki industrial zone, a waste sorting station, a concrete plant and other industrial enterprises are located nearby. Near the object there is a power line, which the developer promises to remove underground. There is no existing residential development in the area, the connection with the old part of Khimki is only by road, there is no pedestrian bridge across the Leningradskoe highway.

Urban Group was engaged in the construction of the residential complex "Solar System" in Khimki near Moscow - until the organization was declared bankrupt. Since the spring of 2019, the Fund for the Protection of the Rights of Shareholders has been completing the project.

The quarter was built on a plot of 17 hectares. The total living area of ​​the complex is about 230 thousand square meters. The architect Maxim Atayants took part in the development of the architectural concept of the new quarter. Ten buildings have already been put into operation, four more are being completed.

According to the concept of the project, the residential complex "Solar System" is a city within a city of fourteen houses of variable number of floors - from five to seventeen floors. Their construction was carried out using monolithic-frame technology. The houses, divided into three levels, are different in terms of the specific characteristics of the facades. Initially, buyers were offered different formats of housing - about forty layout options.

It was planned to build the second stage, which received a separate name - "Solar System-2". The second stage involved the construction of seventeen monolith-brick houses with a height of 3 to 17 floors. In addition to the assortment available in the first stage, rare formats were also presented in the second. So, the agreed format of housing for businessmen - with two entrances - for clients and for family members.

The first floors in the complex - non-residential - were planned to be given over to preschool institutions, beauty salons, pharmacies, consumer service centers, and shops. Seven parking lots were to be built on the territory of the new quarter. The infrastructure of the complex would include a school for 1,100 students with a stadium, kindergartens, a polyclinic for 155 rooms per shift, children's and sports grounds, shopping galleries, and commercial areas. In the center of the complex, in the center of a rounded house, a park area of ​​more than seven thousand square meters has been designed. Pedestrian areas and walking boulevards are separated from the carriageways.

The building site has good transport accessibility - it is only four kilometers to the Moscow Ring Road along the Leningradskoye Highway. The nearest metro stations are - and - 2.5 kilometers from the residential complex. At 1.2 kilometers is the railway, through which electric trains run from the Leningradsky and Savelovsky stations.

TRANSPORT AND ENVIRONMENT

There are more questions than answers here, but it must be admitted that everything looks not hopeless at all and there are prospects for improving both aspects of the environment of the Solar System residential complex in the foreseeable future. So, 7 km to the Moscow Ring Road does not look like an insurmountable obstacle, if you do not take into account the Leningradskoe highway, which is always slipping in both directions.

The route by public transport to the Rechnoy Vokzal metro station and back will take at least an hour:


The appearance of a new bus route directly from the Complex to the Khimki railway station should be considered the beginning of a process of positive changes in the transport issue. A global breakthrough will have to wait - the Administration of the Khimki urban district hinted at the start of construction in 2018 of the Khimki-2 transfer hub, the appearance of which would be great to relieve the traffic situation in the Klyazma-Starbeevo microdistrict, but there is no documentary evidence of this yet and the deadlines for the completion of this project are hanging in the air. Moscow was not built immediately, and a lot of time will also pass before the completion of the construction of this residential complex in 2021. Do not faint - the distance from here to the Khimki forest park is less than one kilometer, and the gray spots of industrial zones scattered here and there only look frightening - there are no harmful or useful industries here.


And this is also a question, albeit distant, but still perspectives - storage facilities in such a potentially expensive area are not beneficial to anyone, so their renovation is only a matter of time. With the advent of residential buildings, the Complex is slowly growing with objects of commercial and social infrastructure. In the first phase of construction, one school and five kindergartens will open in stages, and in the second phase, one more school, three kindergartens and a clinic will be added to them.
